Decatur County – Five Lakes is an approximate 152 acre tract suitable for fishing and hunting listed for sale by Cumberland Land Company in Decatur County, Tennessee. THE LAKES – There are 5 lakes. Two of the lakes are just over 12.5 acres each. These two lakes are fertilized from April to October to help maximize the fish potential. These lakes are stocked with bluegill, catfish, largemouth bass as well as grass carp. The focus of the lake management in these 2 lakes is for trophy size largemouth bass. The owner has caught one bass weighing almost 10 pounds and says he has lost a couple of bigger fish. A recent fish shocking showed an excellent balance of fish size in these two lakes. Structure was built into the lake as ditches and deep holes during the work on the lake. Cedar trees have been added to enhance the fish habitat. I believe a well managed private fishing lake such as these will likely produce the next state record bass. In addition, the 5 acre lake provides excellent fishing. The two acre lake has recent work to establish it as a trophy bluegill lake. These bluegill are great fun on a fly rod and also are great for the youngsters. Construction and stocking costs for lakes similar to these would run roughly between $800,000 and $1,200,000. It is also very difficult to obtain permits for this size of lake under current government regulations. This property can be bought with all the land and improvements for the approximate current cost of lake construction.

THE LAND – With approximately 34 acres in lakes there is still enough land for other uses. There are approximately 15 acres of pines at or near thinning stage. There are 3 acres in pasture near the horse barn. This leaves just under 100 acres of hardwoods that were last select cut 16 years ago. Small areas such as wildlife food plots, building improvement areas and the trails make up the difference.

HUNTING – The hunting on the property is good for deer and turkey. The acorn base from the hardwood areas is excellent. Small food plots have been planted and there is room for a little more. Wildlife fruit trees will be planted shortly. Ducks and geese come into the property quite often but especially just 2-3 days after the duck season opens and the waterfowl is pressured on the main river. Cumberland Wildlife Services is assisting the owner with plans for small waterfowl food areas that can be flooded and work on the small 1 acre lake to enhance the duck and geese hunting. This will include a drawdown to plant food for the ducks. In the future, wood duck boxes could be added.
