Aerial Map

Walnut Falls is a 310 m/l acre hunting, farm and potential family compound tract of land for sale in Hickman County that is listed by Cumberland Land Company. This tract features seclusion but is located only about 4 miles from Centerville. It has excellent bottom land, a nice waterfall and some of the best springs you will find. This would make an excellent family getaway, a family compound, equestrian property, small farm or excellent hunting tract.

WATER: There are several springs that emerge on the property. The waterfall and several of the springs emerge and disappear. Walnut trees surround the water fall area and thus the property name. Other springs such as “The Mother Load” originate on the property and ultimately flow together to make a year around spring creek. One of the springs emerges from under a rock formation that easily looks like it could be the entrance to a large cave. There is a perfect site to build a large fishing lake or recreation lake. WATER, WATER and more WATER!

BOTTOM LAND & STREAM TERRACE: There is enough land here for horses, a small cattle herd, gardens, orchards, grapes or extensive wildlife food plots. These uses could be combined together as there is room enough to for a combination of all these. A dove field could be accommodated also.

WILDLFIFE FRUIT TREES: There are several wildlife fruit trees planted in the bottom and on small wildlife plots on the ridges. This could be enhanced to provide even more food for the deer and turkeys. You will enjoy eating some of the fruit also.

Wildlife FOOD PLOTS: A part of the bottom has been planted this year to wildlife food plots using Forage Tech Seed Mixtures. There are several scattered small openings on ridges that would make excellent locations for fruit trees, clover/chicory/alfalfa food plots as well as mineral lick sites.

THE LAND: This property is approximately 310 acres. It is located just 4 miles from Centerville but is very secluded. It consists of 2 tax tracts. This property is too special to divide. The aerial map has the property outlined in orange showing the 2 tracts together.

TIMBER: There is a valuable mixture of hardwood and pine trees. There are some mature hardwoods that could be cut but really add to the overall value of the property as well as the value to wildlife. There is not enough timber for this to be of interest to short term timber buyers. However, there is more than adequate oak trees of several varieties that provide an excellent acorn base for deer and turkeys. Some trees may need to be harvested to clear up for a lake and to extend the fields. The pines are in small pockets with some that could be harvested in the near future. These pine stands are providing sanctuary for deer as well as bedding areas.

FAMILY COMPOUND & FAMILY USES: There are multiple building sites for a family compound if this is desired. If not, take your pick of sites for the equipment barn and house or cabin. There are trails for horses or ATV’s, possible caves, spring creek for children play, a potential fishing lake site and just room to roam.

TRAILS & ENTRY ROAD: The entry road is protected by a locked gate. The road is professionally graded that leads to the bottom. There is an extensive system of trails on the property that provide access to generally all areas. These trails have been maintained.
